If leased property is destroyed in whole or part by fire or otherwise, and if the destruction is not caused by the negligence or carelessness of the tenant, then the tenant has a right to a reasonable reduction in rent for the amount of time it takes the landlord to replace the leased structure with one of as much value to the tenant as the one which was destroyed, unless the lease otherwise provides. If the landlord does not replace or rebuild the leased structure, then the tenant has the right at the end of a reasonable period of time to surrender possession of the leased premises and be relieved of any further liability for rent not yet owed at that time.
